Estimating
When you are considering an addition or remodel the first thing you need to know is “How much is this going to cost?”
We can help! While your project is unique we can provide you with a free “ball park” estimate based on other similar projects. However, the specifics you have in mind can greatly affect the cost. To give you a specific estimate on exactly what you have in mind we need to start the design process.
The design process is made up of three steps:
- Gathering estimates from all of the different aspects of the construction process such as Architectural Consulting, Design Consulting, Plumbing, Electrical, Finish Work, etc.
- Selecting finish materials, appliances, flooring, and tile. These are the items that reflect your personality and style. These can significantly affect the final cost of your remodel.
- Evaluating the existing condition of your home from how it was built to how it's accessed and the areas in which we will work.
How we work
- Starting the Design – we will meet with you for a design discussion. This is your opportunity to tell us what you have in mind, how you use your space and what fits your lifestyle and goals. This is the information that we need to come up with a design solution that uniquely fits your requirements.
- Getting Started – We begin by taking measurements of the affected area. To blend the old with the new we need to carefully look at the traffic flow and how each room in your home relates to the others to find the most appropriate way to integrate your addition or remodel.
- Design, Options & Ideas – At this time we create a few design options for you based on the measurements and information of the affected area of your home. We at Tombo Construction can work with you directly to achieve your design goals using more of an organic process. We can also bring to bear our long term relationships with interior designers.
On larger projects such as additions, Tombo Construction relies on long term relationships with architects and designers to provide you with a full design-build experience. These more involved design requirements will require a full set of drawings for use in the permitting process.
Finish & Materials Selection – As part of this process we work with you to pick out big items like cabinetry, appliances, flooring, tile, and plumbing fixtures. This is an important part of the process; the decisions made and information gathered not only affect how we build your new space, but the schedule and the cost as well. At this point we have the information we need to develop an accurate, detailed construction budget (a very small portion of which you see in this image) and project timeline.
- Our Construction Process – Once construction begins you will always know where you are in your construction budget. We provide proactive communication and transparent billing:
- Proactive communication – once a week we send you an email which will include a detailed list of all hours worked (Who was on your site, what they did. We account for every hour) and materials purchased.
- Transparent Billing -
We bill based on time and materials, extending our vendor discounts to you; what we pay is what you pay. With every billing we provide you with an updated budget spreadsheet showing estimated cost, change orders, and past invoices to keep you on track with budgetary goals.
- Completion of Your Project – After the workers are gone and the house has been cleaned we will walk through with you to make sure that you are completely satisfied with every aspect of your new space. We provide you with information on all new systems installed. Finally, we'll provide you with contact information and warranty from us and all of our subcontractors.
