While your project is sure to be unique we can oftentimes give you a "ball park" estimate of the time and costs involved after an initial meeting, based on our experience with other, similar projects in and around the greater Seattle area.

A flexible approach. We are happy to work with designs that you already have or create a design with you as we work out the detailed budget and project plan discussed below. We have partnerships with architects and designers that we can leverage if needed. On larger projects such as additions we can work with your architect or recommend one to create the drawings necessary for the permitting process, providing you with a full design-build experience.

A committment to our environment. We strive to use environmentally friendly practices and "green" materials wherever it's practical. We can recommend products and materials that are not only good for the environment but that can also result in a healthier home, one with fewer chemicals and volatile organic compounds.

A transparent, detailed budget and project plan. If you would like to proceed, we will work together to create a detailed budget. We will evaluate your property and take detailed measurements. We will also gather estimates from appropriate sub-contractors; plumbers, electricians, drywall, flooring, etc. We will ask you to think about the kinds of finishes and fixtures that you would like as these can affect costs greatly; custom cabinets generally cost much more than the ones from the local big-box store, for example. Also, we bill based on time and materials and you can rest assured that we will pass on all supplier discounts that we receive. There are no hidden costs; you will see all quotes, invoices and receipts.

Adaptable — changes are no problem. The detailed budget is a tool that will allow you to focus your build and remodel dollars on the areas that are most important to you. It will also help us to understand the impact of any changes that may occur as the project progresses. If you wish to upgrade some elements ("Let's get the stainless steel appliances!") or drive down costs ("That tile costs how much??") it's no problem.

Proactive communications. Once the scope of the project and the budget have been agreed upon we can begin your project in earnest. As your project moves along we will make sure to provide constant, proactive communications. This, coupled with regular, detailed invoices and documented change orders that relate back to the detailed budget will allow you to know at all times where we stand and what we have left to do.

A happy ending. Once your project has been completed and cleaned-up we will meet with you to inspect all of the work and materials, hand over any instructions for care and operations, and ensure that you are fully satisfied.
